New Condos In Bangkok To Continue Launch

This announcement did not stop condo developers though as they are determined to push through with the launch.

The senior manager at the research department of Colliers, Phattarachai Taweewong, said that even after the proposed LTV limitations to be imposed by the Bank of Thailand, condo developers are not fazed. Their plans to launch their new units for fourth quarter will continue as planned.

He added that developers are expecting for more detailed explanation since they are treating the new measure to be simply a guideline. Recommendations are currently being reviewed by the central bank.

Though the announcement of the new LTV rate was imposed on October 4, all condo projects are still offering a rate of 10 per cent when the down payment should be at 20 per cent already.

For the fourth quarter, about 16,000 condo units are to be launched in the city. This number is still the same as the figure released by developers at the beginning of 2018.

The limits on the new LTV will impact new supplies to be introduced to the market in 2019. Based on the market research conducted by Colliers, the third quarter saw a total of 22,579 condo units made available in Greater Bangkok which came from 46 different projects. The total sales will amount to 107.54 billion in Thailand baht.

For this year, the new supply of condo has increased by 20 per cent compared to the same period in 2017. Meanwhile, there is a 165 per cent growth for the second quarter which kind of created a record for being the highest in the last decade.

For the first three quarters of 2018, the economy is giving off a positive vibe but the condo market remains stagnant. There is more activity with apartment for rent in Bangkok which is found to be more affordable than getting a condo unit.

New Leadership Takes Command At The Marriott Executive Apartments Sukhumvit Park

Marriott International’s got a new director of operations for their famous Marriott Executive Apartments Sukhumvit Park Bangkok, which they recently confirmed in a statement.

The new director of operations for the serviced apartment near BTS is Vazid Shaikh, a well-known member of the hospitality industry, with over 15 years of experience in the industry, having worked in leading international hotel brands across Asia; in India, Malaysia, and, of course, Thailand, with a particularly strong expertise on matters regarding food & beverage operations and training.

He began his career with Marriott back in 2005, at the JW Marriot Mumbai. He then continued to work with Marriott throughout the years, being posted at the Marriott Pune, and then the Bangkok Marriott Hotel Sukhumvit. He did, however, joined the staff of other international hotel brands, before working with Marriott once again. Prior to joining the staff at Marriot Executive Apartments Sukhumvit Park Bangkok, he worked as the Food and Beverage Operations Manager at the Ritz Carlton Hotel in Kuala Lumpur.

Experts Tell Bangkok To Leverage Tourism

Industry experts told Bangkok in a recent panel that, if the capital wants to transform itself the megacity that experts have envisioned it would become in five years, they have to leverage the hotel and tourism sectors, and the many Sukhumvit suites hotel across the capital.

Area Director Jesper Palmqvist, STR Asia-Pacific, said that Bangkok will experience continued growth in its hotel and tourism sector’s developments in infrastructure and performance, with positive investor and consumer outlook towards the country set to bolster the tourism and hotel sectors in the capital, as well as the other tourist hotspots across Thailand.

Mr. Palmqvist says that, with the past three years exhibiting continuous, and stable improvement in the hotel sector, Bangkok has successfully managed to move beyond the 2014 decline. Recently, the month of November 2017 saw the capital’s revenue per available room (RevPAR) growing to 3.4% compared to the prior year, alongside a strong supply growth, at 4.1%.

Further data from the STR shows that growth has been supported by the stable growth of demand, with a record of 5% across 18 months following the capital’s bounce back in 2015. The average Sukhumvit suites hotel also experienced the luxury of upping their rates, with the capital’s average hotel rates moving up by 2%, in spite of all the new competition constantly moving in. The data shows that this isn’t simply a lucky fluke, with 2017 having seven months that managed to set 10-year records in RevPAR performance.

STR and Mr. Palmqvist predicts that tourism in the county will continue its growth in the future as Thailand continues to offer a myriad of tourism attractions, with additional innovations to attract more tourists, especially in the field of gastronomy, since Thai cuisine has steadily been garnering fame across the international market.

He says, however, that not all hotels in the country’s tourism sector will benefit from the improved tourism in the country. In particular, hotels in the Sukhumvit sector are underperforming in comparison to the rest of the capital due to the sheer amount of competition.

Managing Director Bill Burnett, C9 Hotelworks, says that, within a five year time period, Bangkok’s electric subway system will grow to 464km, larger than London’s and New York’s 402km and 380km, respectively.

He expects that Thailand’s capital will the third megacity in the world, following China’s Beijing and Shanghai, in about five years’ time.
